Moving to theWestern Slopefrom Denver?

By Makura Casias, REALTOR® · Updated

The short answer

Start with a conversation about the life you want, then get pre-approved with a local lender and come see the towns. Makura helps 8 to 10 relocation clients a year, many of them from the Front Range, and she shows them around Montrose, Grand Junction and the towns between with the same care she gives every client.

Why do people move from Denver to the Western Slope?

Moving to the Western Slope is usually about a change of pace: closer to the mountains, fewer people, less traffic and more room to breathe. Many of the people Makura helps are Front Range buyers who want to stay in Colorado but are done with the rush, along with out-of-state buyers ready for a real lifestyle change.

How does Makura help someone moving from out of the area?

Makura helps about 8 to 10 relocation clients a year. She shows them around the towns and the homes they are weighing, and she gives them the same care she gives every client, whether they live down the street or across the state.

Because she works both Montrose and Grand Junction and the corridor between them, you can compare the two markets, their climate, lifestyle and amenities, with one agent instead of two.

What are the steps of buying from out of the area?

1. Start with a conversation

Tell Makura what the move is for: the hobbies, the budget, the daily needs, and how close you want to be to what matters most. Reach out here or call (970) 417-0710.

2. Get pre-approved with a local lender

Knowing your numbers lets you move quickly when the right home appears.

3. Come see the towns

Makura shows you around, and helps you weigh towns, neighborhoods and budget before the search narrows. See what she has listed right now.

4. Go under contract, then mind the deadlines

Once you are under contract you have an inspection period. If something comes up, Makura helps you submit a written inspection objection by the deadline in your contract. The FAQ explains how inspection objections and resolutions work in Colorado.

5. Line up insurance and utilities

Get a homeowners insurance quote shortly after you go under contract, since your lender will require proof of insurance before closing. Set up utilities to start in your name on the closing or possession date, so the lights, water and gas are on the day you move in.
